What to expect from an EICR in Hammersmith
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. The neighbourhood data provides context; it cannot establish the condition of an individual property.
Purpose-built blocks hold 63% of homes in Hammersmith Broadway, the census neighbourhood used for Hammersmith, against 40% across London. One-bedroom homes make up 38%. Council tax records show ages spread wide: 45% built before 1919, 13% between the wars, 10% from 1945 to 1972, 12% from 1973 to 1999 and 20% since 2000. So a flat here could have wiring from almost any decade. A block wired since 2008 usually has wide RCD protection. An older block may have been rewired one flat at a time, with very different results behind neighbouring doors.
Social renting is well above the London level. 39% of households rent from a council or housing association, against 23% across London, and 22% own their home. In council and housing association blocks, some flats have been bought on long leases and are now let privately. The leaseholder is then the landlord, so the EICR for that flat is theirs to arrange. Access often runs through a caretaker or estate office, and a meter cupboard on the landing may be locked. Sorting that out before the day avoids a part-finished inspection.
Bute Gardens and Hammersmith Road are among the streets with listed buildings, part of a group of 21 within 300 m of Hammersmith Broadway. The Convent and School of the Sacred Heart is one of three at grade II*, and The Swan Public House is grade II. In a flat in a block, the consumer unit usually sits in a hallway cupboard. Clearing that cupboard before the visit saves time, because its cover has to come off. Each circuit is switched off for part of the testing, so warn anyone who will be working from home.

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Hammersmith and Fulham
From Hammersmith and Fulham Council's own pages, checked 13 October 2026.
Hammersmith and Fulham licenses shared homes across the borough and, unusually, single-household lets on 24 named streets, including King Street, Goldhawk Road, Uxbridge Road, Shepherd's Bush Road, Fulham Road and North End Road. Both schemes run to 4 June 2027.
Around Hammersmith, most addresses are in Hammersmith Broadway, Grove and Fulham Reach wards. The selective licensing boundary is defined by streets or older ward boundaries, so check the exact property on Hammersmith and Fulham Council's address checker before deciding whether a selective licence is required. Ward boundaries don't follow postcodes, so check the exact address with the council.
On the selective licensing streets, H&F requires an EICR no more than 5 years old at the start of each tenancy.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Hammersmith and Fulham Council: check property licensingLandlord EICR guide
My Hammersmith flat looks just like my neighbour's. Why might our EICRs differ?
Because each flat is a separate installation. In older blocks, flats are often rewired one at a time, so a neighbour may have a newer consumer unit and wider RCD protection than you. Later alterations, wear and the quality of earlier work also differ from flat to flat. The report codes only what the electrician finds in your flat, so two reports in the same block can look quite different.
How soon can you visit Hammersmith?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
