What to expect from an EICR in Ravenscourt Park
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
34% of homes in Ravenscourt Park South, the census neighbourhood used for this page, have one bedroom, against 21% across London. The Valuation Office Agency's council tax records put 51% of homes before 1919, 15% from 1945 to 1972 and 17% since 2000, close to London's 18%. That mix shows up in the work. In an older house or conversion, the EICR looks closely at how newer circuits join older ones. In a block from 1945 to 1972, original wiring may have been partly renewed. In a flat finished since 2000, it is mostly a check on condition and later changes.
Several figures here sit close to London's own. Social renting matches London exactly at 23%, and heating by electricity alone, at 14%, is near London's 13%. The share of flats above shops or in other converted buildings, 5%, is only slightly higher than London's 3%. Where a flat sits above a shop, its meter or supply cable can be inside the shop. Access needs agreeing with the business. A one-bedroom flat has fewer circuits and a shorter visit, but the report covers the same ground: protection, earthing, bonding and the condition of every accessory.
Hammersmith Town Hall and the Salutation Inn are both grade II, two of 3 listed buildings within 300 m of Ravenscourt Park. That count covers only 300 m around the park, so check your own building's status before repairs are planned. Purpose-built blocks hold 49% of homes, and in a block the electrician also needs a way in through the front door of the building as well as into the flat. If the building has a concierge or a door entry system, arrange how the electrician will be let in. Where the meter is in a riser or meter room, its key is needed too.

Licensing and landlord rules in Hammersmith and Fulham
From Hammersmith and Fulham Council's own pages, checked 13 October 2026.
Hammersmith and Fulham licenses shared homes across the borough and, unusually, single-household lets on 24 named streets, including King Street, Goldhawk Road, Uxbridge Road, Shepherd's Bush Road, Fulham Road and North End Road. Both schemes run to 4 June 2027.
On the selective licensing streets, H&F requires an EICR no more than 5 years old at the start of each tenancy.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Ravenscourt Park
How much does an EICR cost in Ravenscourt Park?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Hammersmith and Fulham?
If it's shared, or if it's on one of 24 named streets such as King Street, Goldhawk Road, Uxbridge Road or North End Road. Shared homes need an additional licence anywhere in the borough until 4 June 2027.
Will the power be off during the EICR at my Ravenscourt Park flat?
For parts of it, yes. Some tests need each circuit switched off, and the whole supply is isolated for a short time while the consumer unit is inspected. Keep fridge and freezer doors shut during the visit. Shut down computers safely beforehand, raise anything that must stay powered before the visit, and let anyone at home know to expect short breaks in power.
How soon can you visit Ravenscourt Park?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
