What to expect from an EICR in Chiswick
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Chiswick Park, the census neighbourhood used for Chiswick, has 45% of its homes in purpose-built blocks, a little above London's 40%. Its homes span every era in council tax records: 43% were built before 1919, 21% between the wars and 18% from 1973 to 1999, with 12% added since 2000. That spread means two homes on the same road can need quite different inspections. An older house may have been rewired at least once, often in stages. A flat in a later block may still run on the wiring and consumer unit it was built with.
The 18% built between 1973 and 1999 deserves a closer look, as it sits above London's 13%. Original wiring from those years can still be in sound condition. What it often lacks is RCD protection on more than a few circuits, because wide RCD protection only became usual from 2008, and RCD protection for lighting arrived with the 2018 edition of the wiring rules. The report records where RCD protection falls short of where the current standard expects it, and codes each point by risk. A shortfall is not automatically a failure.
There are 16 listed buildings within 300 m of the centre of Chiswick, and Heathfield Terrace is among the streets where they stand. Voysey House is grade II*. Christ Church and the Crown and Anchor Public House are both grade II. An EICR in a listed building needs no consent. Remedial work that would disturb historic fabric is a different matter, and it is worth planning early. For a flat in a later block, it also helps to know whether the consumer unit has ever been changed, as that shapes what the report is likely to record.
Booking a visit in Chiswick
Getting in
Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Hounslow
From Hounslow Council's own pages, checked 13 October 2026.
Hounslow licenses shared homes across the borough from 11 December 2025 to 10 December 2030. There is no selective licensing.
On the Hounslow side of Chiswick, addresses are mostly in Chiswick Gunnersbury and Chiswick Homefields wards. Hounslow Council has no selective licensing, so a home let to a single household there doesn't need one. Part of the area is in Ealing: for Southfield ward, Ealing's scheme is drawn street by street or on old ward lines, so check the address with the council. Ward boundaries don't follow postcodes, so check the exact address with the council.
Hounslow asks for a current electrical report with HMO applications, and its conditions require C1 and C2 items to be fixed within 28 days.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Chiswick
How much does an EICR cost in Chiswick?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Hounslow?
Only if it's shared. Hounslow's additional HMO scheme covers the whole borough until 10 December 2030; single-household lets need no licence.
Part of W4 is in Ealing. Does that change anything for a Chiswick EICR?
Not for the inspection itself. The EICR rules are the same across England: a privately rented home needs one at least every 5 years, existing tenants get a copy within 28 days, and remedial work is due within 28 days or sooner. Which council covers the address, Hounslow or Ealing, matters in two places: written confirmation of completed remedial work goes to that council within 28 days, and any listed building consent for repairs comes from it.
How soon can you visit Chiswick?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
