What to expect from an EICR in Brook Green
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Almost nothing in Brook Green was built between the wars. Council tax records put that period at under 1%, against 22% across London, and building since 2000 at just 2%. So most homes here sit in buildings far older than their wiring. The first installation has long gone, and what replaced it usually went in piece by piece, as kitchens, bathrooms and lofts were redone. An EICR here has to test each of those layers and how they meet at the consumer unit. That is why one report can record findings from several different decades.
Converted houses are the other half of the picture. Census figures show 36% of homes here are flats in converted houses, against 11% across London. A flat in a conversion usually has its own meter and consumer unit. The meters, though, are often grouped together in a cupboard by the front door or in a basement. The cable from your meter to your consumer unit belongs to your flat's installation, so the electrician needs to see where it starts. That cupboard has to be open on the day.
Historic England lists 10 buildings within 300 m of the centre of Brook Green, on streets that include Brook Green itself and Rowan Road. The Church of Holy Trinity is grade II*. St Joseph's Almshouses and High Mistress's House are grade II. Living in a listed building makes no difference to the inspection, which is non-invasive and needs no consent. It can matter afterwards. If the report calls for remedial work, a new cable route through original plaster or joinery can need listed building consent, so flag listed status before any repairs are planned.

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Hammersmith and Fulham
From Hammersmith and Fulham Council's own pages, checked 13 October 2026.
Hammersmith and Fulham licenses shared homes across the borough and, unusually, single-household lets on 24 named streets, including King Street, Goldhawk Road, Uxbridge Road, Shepherd's Bush Road, Fulham Road and North End Road. Both schemes run to 4 June 2027.
On the selective licensing streets, H&F requires an EICR no more than 5 years old at the start of each tenancy.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Brook Green
How much does an EICR cost in Brook Green?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Hammersmith and Fulham?
If it's shared, or if it's on one of 24 named streets such as King Street, Goldhawk Road, Uxbridge Road or North End Road. Shared homes need an additional licence anywhere in the borough until 4 June 2027.
Can an EICR show whether my Brook Green flat's conversion wiring was done properly?
Partly. The EICR reports on the installation as it stands today, not on how the conversion was carried out. It tests every circuit, the consumer unit, earthing and bonding, and codes each point that falls short of the current standard by risk. It cannot certify work the electrician did not see installed. If you hold certificates from the conversion or from later rewiring, keep them with the report, because they show what was done and when.
How soon can you visit Brook Green?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
