What to expect from an EICR in Shepherd's Bush
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Small flats in old buildings make up much of the housing in Shepherd's Bush West, the census neighbourhood on which this page draws: 42% of homes have one bedroom, double London's 21%. Council tax records put building between the wars at under 1% and since 2000 at 5%. Most installations here have been replaced at least once, and often extended since. A small flat can still hold wiring of several different ages behind one consumer unit. The EICR tests each circuit back to that board and codes by risk any gap in RCD protection, earthing or bonding against the current standard.
Flats in converted houses are the most common type of home here, at 44% against 11% across London. When a house is divided, each flat usually gets its own meter and consumer unit, and a landlord supply runs the stairs and door entry. In older conversions, the flat's consumer unit can end up somewhere unexpected: a kitchen cupboard, above the entrance door, or down by the meters. The electrician has to find and open it, and to see where the supply to it begins. Knowing where both are before the day saves time.
The count covers only 300 m around Shepherd's Bush Green, so check your own building's status before repairs are planned. The Shepherds Bush Empire, the Odeon Cinema and The Grampians are all grade II. Social renting, at 33% against 23% across London, means some let flats belong to leaseholders in council or housing association blocks. For those, the EICR covers the flat, not the block. Private renting is 43% of households, against 30% across London. With tenants in place, agree a time when every room is open.

Licensing and landlord rules in Hammersmith and Fulham
From Hammersmith and Fulham Council's own pages, checked 13 October 2026.
Hammersmith and Fulham licenses shared homes across the borough and, unusually, single-household lets on 24 named streets, including King Street, Goldhawk Road, Uxbridge Road, Shepherd's Bush Road, Fulham Road and North End Road. Both schemes run to 4 June 2027.
On the selective licensing streets, H&F requires an EICR no more than 5 years old at the start of each tenancy.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Shepherd's Bush
How much does an EICR cost in Shepherd's Bush?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Hammersmith and Fulham?
If it's shared, or if it's on one of 24 named streets such as King Street, Goldhawk Road, Uxbridge Road or North End Road. Shared homes need an additional licence anywhere in the borough until 4 June 2027.
My Shepherd's Bush flat still has an old fuse box. Does that mean an unsatisfactory EICR?
Not automatically. An older board is coded on its condition and what it does, not on its age. If it shows damage, signs of overheating or a fault that puts people at risk, the electrician codes that, and any C1 or C2 makes the report unsatisfactory. Missing RCD protection is recorded and coded according to the risk it poses. Replacing an old board is often the simplest way to add RCD protection where the current standard expects it.
How soon can you visit Shepherd's Bush?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
