What to expect from an EICR in White City
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Old Oak & Wormwood is the census neighbourhood behind White City's figures. 30% of its homes are terraced houses, against 21% across London, and 43% are flats in purpose-built blocks. Council tax records show two kinds of housing side by side: 55% of homes built since 2000 and 24% between the wars, with 12% from before 1919. A flat in a recent block and an older house call for different inspections. In the flat, the focus is condition and any later changes. In the house, the electrician looks at how far rewiring has gone and at any older circuits still in use.
Social renting shapes the area too. 51% of households rent from a council or housing association, against 23% across London, while 26% rent privately and 21% own their home. A flat bought from the council and now let makes its owner a landlord like any other, with the same EICR duties. The inspection covers that flat's own installation, from the meter position onward. Access in larger blocks can involve a caretaker or concierge, and the meter may sit in a locked cupboard on the landing or at ground level.
Listed buildings barely feature, with 2 within 300 m of White City. For a terraced house from between the wars, mention any loft conversion or rear extension, and whether the loft hatch can be reached safely. In houses of that age, the bonding to gas and water pipes is worth a close look, as older bonding can fall short of the current standard. Electric-only heating serves 17% of homes, a little above London's 13%, and any heater circuits are tested with the rest.

Licensing and landlord rules in Hammersmith and Fulham
From Hammersmith and Fulham Council's own pages, checked 13 October 2026.
Hammersmith and Fulham licenses shared homes across the borough and, unusually, single-household lets on 24 named streets, including King Street, Goldhawk Road, Uxbridge Road, Shepherd's Bush Road, Fulham Road and North End Road. Both schemes run to 4 June 2027.
On the selective licensing streets, H&F requires an EICR no more than 5 years old at the start of each tenancy.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in White City
How much does an EICR cost in White City?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Hammersmith and Fulham?
If it's shared, or if it's on one of 24 named streets such as King Street, Goldhawk Road, Uxbridge Road or North End Road. Shared homes need an additional licence anywhere in the borough until 4 June 2027.
My White City house was built between the wars. What will the EICR focus on?
How far the original wiring has been replaced and how the parts fit together. Original wiring from before 1939 would now be very old, so the electrician looks for any older circuits still in use, checks the consumer unit and its protection, and tests the earthing and the bonding to gas and water pipes. Extensions and loft conversions are tested too, and each finding is coded by risk.
How soon can you visit White City?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Will you test a garage, shed or garden room?
Yes, if it's supplied from the house's electrics. Tell us about it when you book so we allow the time, and it's included in the report with the rest of the installation.
