My Kensington flat's EICR lists only C3 items. Do I have to act on them?
Not under the rules for rented homes. C3 means improvement recommended, and C3 items on their own do not make a report unsatisfactory. Only C1, C2 and FI items carry the 28-day deadline for remedial work or investigation. C3 points are still worth reading, because they flag where the installation falls short of the current standard, and they are often sensible to fix when other work is planned.
