Plan an EICR in Kensington

Museum-district mansion flats, garden-square terraces and converted townhouses have different board positions and access rules. Past kitchen, basement and loft projects can add circuits without changing older containment elsewhere.

The inspection describes the installation that is visible and testable on the day. It does not infer the condition of wiring hidden behind protected finishes.

Support for leaseholders, landlords and buyers

Landlords can use a current report within their electrical safety records. Buyers and leaseholders may request an EICR to understand the fixed installation before or after major work.

For a converted building, state the precise flat and any demised garden, cellar or outbuilding. Common parts remain outside a flat-only instruction.

Mansion blocks, terraces and lower-ground rooms

Hallway cupboards and basement meter rooms are common in mansion blocks. A townhouse may also have a separate board for a lower-ground kitchen, garden room or loft.

Decorative plaster and joinery must remain undamaged. Inaccessible accessories are recorded as limitations rather than opened destructively.

Kensington scope checklist

  • Confirm the flat boundary
  • Arrange porter access
  • Name basement and garden circuits
  • Clear electrical cupboards

Porters, parking and garden access

Ask a porter or concierge to expect the engineer and release any communal electrical cupboard needed for the agreed work. Controlled parking can make a clear entrance description more useful than parking assumptions.

Unlock side passages, basement rooms and gardens where circuits are in scope. Give the flat number exactly as building management records it.

Testing the fixed electrical installation

Checks cover the consumer unit, protective devices, earthing, bonding and samples of accessible fixed wiring. The engineer needs permission to isolate circuits for instrument tests.

Recent EV, garden-office or basement supplies should be identified. Completion paperwork for new work remains distinct from the EICR.

Satisfactory and unsatisfactory reports

The overall result follows the observations and inspection limitations. Coded findings explain the severity or need for further investigation.

Corrective work is not included in the inspection. Keep the original report and any later evidence of remedial work together.

Landlord and homeowner planning

Schedule after refurbishment if the report needs to reflect the finished installation. Occupied homes need access to bedrooms, storage areas and all rooms containing fixed electrical points.

Sellers should check that the address and demise on an older report match the property being marketed. A communal certificate does not replace a report for the flat.

Kensington is not North or West Kensington

This inspection focuses on W8 museum-quarter and garden-square stock. North Kensington W10 combines terrace conversions with estate blocks around Ladbroke Grove.

West Kensington W14 has a stronger Olympia and Barons Court mansion-block pattern. Fulham shifts toward riverside terraces and the Fulham Road corridor.

Make cupboards and circuits ready

Remove stored items around the consumer unit and locate keys for meter or electrical rooms. Share previous reports and details of recent electrical alterations.

Tell occupants that power will be interrupted briefly. Identify equipment that cannot be switched off so the engineer can discuss limitations before testing.

Conservation-sensitive interiors

Testing is non-destructive. Sealed or inaccessible points are listed as limitations in the report.

Subsidiary boards

Tell us about boards serving basements, lofts, gardens or outbuildings so they can be included in the planned scope.

Kensington commercial EICRs

Kensington High Street shops, salons, galleries and professional rooms need a quotation matched to the premises. Include trading hours, board count and any residential areas above. Commercial EICRs are quoted individually based on site size, circuits, distribution boards, access and operating requirements.

Frequently asked questions for Kensington

Practical answers for property types and access patterns covered on this page.

What affects the cost of a Kensington EICR?

Residential prices use the details entered in the calculator. Multiple boards, extensive ancillary areas or commercial use may require separate scoping.

Can you inspect a portered mansion flat?

Yes. The porter should expect the engineer, and any required communal cupboard keys must be available.

Are basement and garden circuits included?

They can be included when they form part of the booked property and are accessible. Name them in the booking notes.

Can testing take place with residents at home?

Yes. Residents need to provide full access and allow temporary isolation of circuits.

Does an unsatisfactory EICR include repairs?

No. The inspection records coded findings. Any investigation or repair is proposed separately.

How should a shop with a flat above be booked?

Request a commercial quotation and describe both demises. A residential calculator entry should not be used for the trading unit.

Understanding your EICR result

Understanding your EICR result

Your report uses four observation codes to show the level of concern and what normally happens next.

  • C1: Danger present

Immediate risk. The observation requires urgent attention. It should not be treated as a cosmetic issue.

Typical next step: Urgent attention required before further use where practicable.

  • C2: Potentially dangerous

Potential danger. Remedial work or further action is typically needed before the installation can be considered satisfactory.

Typical next step: Plan remedial work or further action before a satisfactory outcome.

  • C3: Improvement recommended

Improvement recommended. A C3 observation alone does not make a report unsatisfactory.

Typical next step: Optional improvement. A C3 observation alone does not make the report unsatisfactory.

  • FI: Further investigation

Under A4:2026, further investigation is advised. FI does not itself make the report unsatisfactory; earlier report formats may differ.

Typical next step: Read the report edition, observation and any applicable duty.

The classification applied depends on the installation and the inspector's professional assessment.
