What to expect from an EICR in Earl's Court

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Earl's Court is almost entirely flats, 97% against 54% across London, and small ones. 42% have one bedroom, twice the 21% London figure, and only 12% have three. 44% of homes are rented from a private landlord, against 30% across London. The five-yearly report is the norm here rather than the exception. Council tax records date 62% of homes to before 1919 and 27% to 2000 or later, with very little in between. So the inspection tends to meet either an old building divided into flats or a recent block, rarely anything from the decades between.

The older buildings are where the findings concentrate. A flat in a converted house usually has its own meter and consumer unit. In a building divided many times, though, the meters may be grouped in a basement cupboard that the freeholder or managing agent controls. 20% of homes in Earl's Court are heated by electricity alone, well above the 13% across London. Storage heaters on an off-peak circuit are common and are tested with everything else. The report records where earthing, bonding or RCD protection falls short of the current standard and codes each point by risk.

The newer blocks are simpler. A flat wired from about 2008 usually has wide RCD protection, but one finished in the early 2000s may have it on the sockets only. 7% of homes use communal heating alone. In those flats the EICR covers the wiring to the heat interface unit and any controls wired from the flat's consumer unit, not the unit's pump, valves or heat meter. There are 2 listed buildings within 300 m of the centre of Earl's Court, the Prince of Teck Public House and Earls Court Station, both grade II. The count covers only 300 m, so check your own building's status before repairs are planned.

Licensing and landlord rules in Kensington and Chelsea

From Royal Borough of Kensington and Chelsea's own pages, checked 13 October 2026.

Kensington and Chelsea licenses shared homes across the borough (1 June 2023 to 31 May 2028). There is no selective licensing for single-household lets.

Around Earl's Court, most addresses are in Earl's Court and Redcliffe wards. Royal Borough of Kensington and Chelsea has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.

RBKC asks for a current EICR when you apply for an HMO licence.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Earl's Court

How much does an EICR cost in Earl's Court?

From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.

All EICR prices

Is there a Central London fee for SW5?

No. The £21.60 Central London fee only applies to EC and WC postcodes, W1, SE1 and SW1. SW5 pays the standard price.

Do I need a licence to let a property in Kensington and Chelsea?

Only if it's shared. Smaller HMOs need an additional licence anywhere in the borough until 31 May 2028. A flat let to one household doesn't need a licence, but it still needs a valid EICR.

Landlord EICR guide

My Earl's Court flat is one of nine in a converted house. Do I need one EICR or nine?

One for your flat. Each rented flat needs its own report on its own installation, from its own consumer unit onwards. The landlord supply for the hallway lights and door entry is a separate installation. The rented-homes regulations don't cover it, but the freeholder is responsible for keeping it safe, so it makes sense to inspect it on the same visit if the other owners agree. Tell the electrician where the meters are grouped, because in a house divided this many times they are rarely inside the flat.

How soon can you visit Earl's Court?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
