What to expect from an EICR in Fleet Street

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Fleet Street is part of a single census area, the City of London, where 4,914 households live and 11% of homes have three bedrooms, against 30% across London. Council tax records show that 27% of homes there were built since 2000, above London's 18%, alongside 40% from 1945 to 1972 and 22% from before 1919. That spread matters more than any average. A flat finished after 2000 and a flat in a far older building can share a street yet have very different installations, and the EICR reads each one on its own terms.

Newer does not mean finished. Wiring installed broadly from 2008 onwards usually has wide RCD protection, but a flat completed in the early 2000s may have it on the sockets only, and RCD protection for lighting arrived with the 2018 edition of the wiring regulations. None of that is automatically a failure. The report records where protection falls short of the current standard and codes each gap by risk. A rented flat still needs an EICR at least every 5 years, or sooner if the report says so, however recent the building.

Fleet Street itself has listed buildings, as do Wine Office Court, Hare Court and Bolt Court. Within 300 m of Fleet Street there are 116 in all, 14 grade I and 14 grade II*. Dr Johnsons House and the Church of St Bride are grade I, while The Daily Express Building and Hoare's Bank are grade II*. The inspection needs no consent in any of them. Remedial work that changes historic fabric, such as a new cable route through panelling or plaster, can need listed building consent, so mention the listing early.

Booking a visit in Fleet Street

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Central London fee

The £21.60 Central London fee applies to EC4. It covers the congestion charge and the extra travel time, and it's shown in your price before you book.

Licensing and landlord rules in the City of London

From City of London Corporation's own pages, checked 13 October 2026.

The City of London runs no additional or selective licensing. Only larger shared homes (5 or more people from 2 or more households) need a mandatory HMO licence, and the City's HMO standards ask for the electrical installation to be tested at least every 5 years.

Around Fleet Street, most addresses are in Castle Baynard and Farringdon Within wards. The City has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Fleet Street

How much does an EICR cost in Fleet Street?

From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms, plus the £21.60 Central London fee that applies to EC4. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.

All EICR prices

Is there a Central London fee for EC4?

Yes. EC4 is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.

Do I need a licence to let a property in the City?

Usually not. The City has no selective or additional licensing, so only larger HMOs (5 or more people from 2 or more households) need a licence. You still need a valid EICR for any rented home.

Landlord EICR guide

My Fleet Street flat has RCD protection on the sockets but not the lights. Will the EICR fail it?

Not automatically. A flat wired in the early 2000s may have RCD protection on the sockets only, because protection for lighting circuits arrived with the 2018 edition of the wiring regulations. The report records the gap and codes it by risk, taking account of where the circuits run and what they serve. Whether it is coded C2 or C3 depends on those details, and the report explains the reasoning.

How soon can you visit Fleet Street?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Does an EICR for my flat cover the communal areas?

No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
