What to expect from an EICR in St Paul's

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

St Paul's takes its census figures from the City of London, which the Census reports as one area. There, 37% of households own their home, below London's 45%, while 48% rent from a private landlord. Council tax records date 22% of homes to before 1919, slightly under London's 29%, and most of the rest to 1945 to 1972 or to the years since 2000. Whatever the age, the EICR covers the same ground: the consumer unit, every circuit, RCD protection, and earthing and main bonding to gas and water pipes. What changes is what it is likely to find.

Not every EICR here is for a let. For an owner-occupier the report is advice rather than a legal duty, but it is the same report a landlord gets. It codes what it finds as C1, C2, C3 or FI. No deadline applies to your own home, yet anything coded C1 or C2 is worth fixing promptly. An FI item is worth investigating before other work is planned. A buyer's surveyor may suggest an EICR where the consumer unit looks old or the age of the wiring is unknown, and a seller can offer a recent report to answer that question early.

The Cathedral Church of St Paul, Temple Bar, the College of Arms, St Paul's Deanery and the Church of St Vedast are all grade I. They are among 59 listed buildings within 300 m of St Paul's Cathedral, 16 of them grade I and 8 grade II*. Wardrobe Place, Queen Victoria Street and Cathedral Place all have listed buildings. For a flat in one of them, the EICR goes ahead without any permission. Repairs are where listing bites, since work that alters historic fabric can need listed building consent.

Booking a visit in St Paul's

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Central London fee

The £21.60 Central London fee applies to EC4. It covers the congestion charge and the extra travel time, and it's shown in your price before you book.

Licensing and landlord rules in the City of London

From City of London Corporation's own pages, checked 13 October 2026.

The City of London runs no additional or selective licensing. Only larger shared homes (5 or more people from 2 or more households) need a mandatory HMO licence, and the City's HMO standards ask for the electrical installation to be tested at least every 5 years.

Around St Paul's, the largest shares of addresses are in Castle Baynard and Farringdon Within wards. The City has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in St Paul's

How much does an EICR cost in St Paul's?

From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms, plus the £21.60 Central London fee that applies to EC4. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.

All EICR prices

Is there a Central London fee for EC4?

Yes. EC4 is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.

Do I need a licence to let a property in the City?

Usually not. The City has no selective or additional licensing, so only larger HMOs (5 or more people from 2 or more households) need a licence. You still need a valid EICR for any rented home.

Landlord EICR guide

I live in my flat near St Paul's. Do I need an EICR?

No law requires one for a home you live in yourself. The duty starts when you let it: a privately rented home needs an EICR at least every 5 years, and new tenants must have a copy before they move in. For your own home, an EICR is a sensible check when you buy, after major alterations, or if nobody knows how old the wiring is. You get the same coded report a landlord would.

How soon can you visit St Paul's?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Does an EICR for my flat cover the communal areas?

No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
