Newham licenses almost every privately rented home. Selective and additional licensing cover 22 of its 24 wards (all except Royal Victoria and Stratford Olympic Park), running to 31 May 2028 and 31 December 2027.
Around Docklands, most addresses are in Royal Victoria, Canning Town South and Custom House wards. Canning Town South and Custom House are inside the selective licensing area, so a home let to a single household there generally needs a licence; Royal Victoria is not. Ward boundaries don't follow postcodes, so check the exact address with the council.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Those are usually checked by portable appliance testing, which is not a legal requirement for a private let but is a common way to show that the appliances you supply are safe.
