What to expect from an EICR in Limehouse
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
Shadwell Basin & Ratcliffe, the census area for Limehouse, is 94% flats, and 45% of its homes have two bedrooms, against 31% across London. Council tax records split most of them between two periods: 33% from 1973 to 1999 and 36% since 2000. A flat from the earlier period may keep its first consumer unit, possibly with no RCD protection, or may have had a replacement during a refit. A flat finished in the early 2000s can have RCD protection on its sockets but not its lighting. The report sets out where protection falls short and codes each point by risk.
Electric heating is far more common here than across London: 36% of homes are heated by electricity alone, against 13%. A flat that relies on electricity for heat and hot water puts long loads on the heating circuits and the immersion heater. Where storage heaters are fitted, they normally charge overnight from a separate off-peak circuit. The electrician checks the cable size, the protective device and the condition of each connection on those circuits, since a loose terminal under heavy load can overheat. None of this rules out a gas supply elsewhere in the building.
Check whether your building is listed: there are 34 listed buildings within 300 m of Limehouse. The Royal Foundation of St Katharine is grade II*. Hawthorn Cottage, Rose Cottage and Durham Villa are among those listed at grade II, and there are others on York Square, Barnes Street and White Horse Road. If your home is one of them, the EICR goes ahead without consent. Remedial work is different: cutting fresh cable routes through old walls or ceilings can need listed building consent, so plan any repairs with the listing in mind. In a block, check beforehand where the consumer unit and meter are.

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Tower Hamlets
From Tower Hamlets Council's own pages, checked 13 October 2026.
Tower Hamlets licenses shared homes across the borough (additional HMO licensing, 1 April 2024 to 31 March 2029). Its selective licensing scheme for Weavers, Whitechapel and Spitalfields and Banglatown ended on 30 September 2026. The council says it is considering options for a new scheme, and licences already issued stay valid until they expire.
Around Limehouse, most addresses are in Limehouse, Mile End and St Dunstan's wards. Tower Hamlets Council has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.
Tower Hamlets asks for an electrical safety certificate with licence applications for flats and HMOs.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Limehouse
How much does an EICR cost in Limehouse?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Is there a Central London fee for E14?
No. The £21.60 Central London fee only applies to EC and WC postcodes, W1, SE1 and SW1. E14 pays the standard price.
Do I need a licence to let a property in Tower Hamlets?
Only if it's shared. Smaller HMOs need an additional licence anywhere in Tower Hamlets until 31 March 2029. Selective licensing ended on 30 September 2026, so a single-household let no longer needs a new licence.

I let a listed house in Limehouse. What happens if the EICR finds work that needs doing?
The work still has to be done within 28 days, or sooner if the report says so. In a listed building, changes that alter historic fabric, such as new cable routes chased into walls, can need listed building consent. Raise the listing at booking, so the electrician can suggest remedial methods that avoid historic fabric where possible and flag early anything that may need consent.
How soon can you visit Limehouse?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
