What to expect from an EICR in Wapping
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
In Tower Hill & Wapping South, the census area for Wapping, two-bedroom homes are the most common size, at 47% against 31% across London. Council tax records show most of the housing went up in the last quarter of the twentieth century, with 22% from before 1919 and only 5% since 2000. Flats wired then predate the wide RCD protection that became usual from about 2008. Some have since had a new consumer unit, while others keep the original. The report records each circuit without RCD protection where the current standard expects it, and checks the bonding to gas and water pipes.
Two figures set this area apart. The first is flats above shops or in other converted buildings, at 18% of homes against 3% across London. A building converted from another use is wired around its original structure, so cable routes can take longer to trace. The second is heating: 37% of homes rely on electricity alone, against 13%. Storage heaters often have their own off-peak circuit, and panel heaters and water heaters draw heavy current for hours. Their connections are checked for heat damage, along with the protective devices on each circuit.
With so many flats let, the visit is often arranged around a tenant: private renting is 47% here, against 30% across London. If the heating has its own off-peak board, the electrician needs that as well as the main consumer unit, so find out where it is beforehand. There are 9 listed buildings within 300 m of the centre of Wapping, including St Paul's Church of England Primary School, grade II. If your building is listed, mention it early. The inspection goes ahead as normal, but repairs that disturb historic fabric can need listed building consent.

Licensing and landlord rules in Tower Hamlets
From Tower Hamlets Council's own pages, checked 13 October 2026.
Tower Hamlets licenses shared homes across the borough (additional HMO licensing, 1 April 2024 to 31 March 2029). Its selective licensing scheme for Weavers, Whitechapel and Spitalfields and Banglatown ended on 30 September 2026. The council says it is considering options for a new scheme, and licences already issued stay valid until they expire.
Around Wapping, most addresses are in St Katharine's & Wapping ward. Tower Hamlets Council has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.
Tower Hamlets asks for an electrical safety certificate with licence applications for flats and HMOs.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Do I need a licence to let a property in Tower Hamlets?

My Wapping flat is in a converted building, not a purpose-built block. Does that change the EICR?
The inspection itself is the same: every circuit in your flat is inspected and tested. The practical side can differ. Meters in converted buildings are sometimes grouped away from the flats, and cables may run through older structure that takes longer to trace. Make sure the electrician can reach your meter and consumer unit. If the building is listed, remedial work that alters historic fabric can need listed building consent.
How soon can you visit Wapping?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
