What to expect from an EICR in Archway
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
In the Archway West census neighbourhood, 42% of homes have one bedroom, double London's 21%. Council tax records point to two periods of building. Over half the homes predate 1919, and 33% were built from 1973 to 1999, against 13% across London. A flat in an older house usually has wiring renewed in stages, with older and newer circuits side by side. A flat in a block from 1973 to 1999 may still have its original consumer unit, with RCD protection on some circuits and not others. The report codes each gap by risk.
Flats in converted houses make up 24% of homes, more than double the London share of 11%. A flat in a conversion usually has its own meter and consumer unit, often in the hallway or under the stairs. The shared lighting and door entry run from a separate landlord supply, which the freeholder looks after. Social renting is high too, at 44% of households against 23%. So a flat let privately may share its block with council or housing association tenants, and the managing agent may hold the keys to the meter cupboards.
Small flats still get the full set of tests. The electrician inspects the consumer unit, tests each circuit and checks earthing and bonding, so the meter position matters as much as the flat itself. In a converted house the meters may be grouped in a hallway or cellar, and in a block they may sit in a riser. There is 1 listed building within 300 m of Archway, but that count says nothing about homes further out, so confirm your own building's listing before repairs are planned. N19 also reaches into Camden, but the EICR is the same whichever council covers the address.

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.
Tenants
If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Islington
From Islington Council's own pages, checked 13 October 2026.
Islington licenses shared homes across the borough (additional HMO licensing, 1 February 2026 to 31 January 2031) and single-household lets in Finsbury Park, Tollington and Hillrise wards. From 23 November 2026, selective licensing extends to Barnsbury, Caledonian, Tufnell Park, Mildmay, Highbury, Junction and Laycock.
Around Archway, most addresses are in Junction and Hillrise wards. Hillrise is inside the selective licensing area, so a home let to a single household there generally needs a licence; Junction is not. From 23 November 2026, Junction ward joins the selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.
Islington lists an EICR among the documents you need to apply for a licence.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Archway
How much does an EICR cost in Archway?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Do I need a licence to let a property in Islington?
It depends on the ward. Shared homes need an additional HMO licence anywhere in Islington. Single-household lets need a selective licence in Finsbury Park, Tollington and Hillrise now, and in 7 more wards from 23 November 2026.
My Archway flat's consumer unit dates from when the block was built, between 1973 and 1999. Will that make the EICR unsatisfactory?
Not by age alone. The report codes what the electrician finds, not how old the equipment is. An older board may lack RCD protection on some circuits or show wear, and those points are coded on their merits. Only C1, C2 or FI items make the report unsatisfactory. An upgrade recommended as an improvement may appear as a C3, which doesn't change the result.
How soon can you visit Archway?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
