What to expect from an EICR in Tufnell Park

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Tufnell Park East, the census neighbourhood used for this page, has 3,158 households, and 71% of its homes are flats. Council tax records for the same area date 84% of homes to before 1919, with under 1% from each of the periods 1919 to 1939 and 1945 to 1972. Wiring from before 1919 is long past its working life. These homes will almost always have been rewired at least once, often a floor or a room at a time. An EICR here looks hard at how those stages join up. The report records where earthing, bonding or RCD protection falls short of the current standard and codes each point by risk.

Converted houses are the defining feature. Flats in converted houses make up 53% of homes, almost five times London's 11%, and small homes are common: 31% have one bedroom, against 21% across London. A flat in a conversion usually has its own meter and consumer unit, while a separate landlord supply runs the hallway lighting and door entry. Older conversions are not always tidy. Meters for several flats can share one cupboard, and a cable serving one flat can pass through another. The electrician confirms which circuits your consumer unit feeds, so the report is clear about what it covers.

Access is the practical point in a converted house. There is usually a shared street door, and your meter may sit in a cupboard used by every flat in the building. Find out who holds that key before the visit, because the electrician needs to see where your supply comes in as well as your consumer unit. If you own the freehold as well as a flat, the landlord supply is a separate installation with its own inspection, and booking both for the same visit saves arranging access twice. Certificates from any past rewiring are worth having to hand too.

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Islington

From Islington Council's own pages, checked 13 October 2026.

Islington licenses shared homes across the borough (additional HMO licensing, 1 February 2026 to 31 January 2031) and single-household lets in Finsbury Park, Tollington and Hillrise wards. From 23 November 2026, selective licensing extends to Barnsbury, Caledonian, Tufnell Park, Mildmay, Highbury, Junction and Laycock.

Around Tufnell Park, most addresses are in Tufnell Park and Junction wards, both outside the selective licensing area, so a home let to a single household there doesn't need a selective licence. From 23 November 2026, Tufnell Park and Junction wards join the selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.

Islington lists an EICR among the documents you need to apply for a licence.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Do I need a licence to let a property in Islington?

Landlord EICR guide

Could the wiring for my Tufnell Park flat run through the flat below?

It can, in an older conversion. When a house built as one home is divided into flats, circuits are not always kept within each new flat. The EICR identifies what your consumer unit supplies and records any circuit that crosses into another flat or appears to be fed from elsewhere. Anything the electrician can't confirm as safe may be coded FI, which means further investigation within 28 days, or sooner if the report says so.

How soon can you visit Tufnell Park?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
