What to expect from an EICR in Bayswater

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Bayswater East is the census area used for these figures, and 94% of its homes are flats. Council tax records date 74% of homes to before 1919 and only 7% to 2000 or later. In buildings this old, almost every flat's wiring has been replaced at some point, but the date and quality of that work vary from flat to flat. The EICR establishes what yours has. It checks the consumer unit, how far RCD protection reaches, and the earthing and bonding, which in older buildings can lag behind the wiring.

Within 300 m of the centre of Bayswater stand 47 listed buildings, 2 of them grade II*. Lancaster Corner Porchester Lodge is one of the grade II* buildings. The Inverness Court Hotel and the Leinster Arms Public House are grade II, and others stand on Craven Hill, Inverness Terrace, Queens Gardens and Cleveland Square. If your flat is in a listed building, the EICR itself needs no consent. Some remedial work can, so check your building's status early rather than after the report arrives.

Private renting is very high: 61% of households, against 30% across London. Electric-only heating is also above the London level, at 22% against 13%, so storage or panel heater circuits may feature in the report. Flats in converted houses make up 27% of homes, and in those the meters can be grouped in a basement or hall cupboard. Find out which meter is yours and who holds the key before the day. In a porter-run block, give the managing agent notice of the visit, because the electrician needs the flat and the meter position.

Booking a visit in Bayswater

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Parking

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Westminster

From Westminster City Council's own pages, checked 13 October 2026.

Westminster now licenses most privately rented homes. Selective licensing has covered 15 of its 18 wards since 24 November 2025 (every ward except Pimlico South, St James's and Vincent Square), and a renewed borough-wide additional HMO scheme started on 31 August 2026.

Around Bayswater, most addresses are in Lancaster Gate, Bayswater and Hyde Park wards, all inside the selective licensing area, so a home let to a single household there generally needs a licence. Ward boundaries don't follow postcodes, so check the exact address with the council.

Westminster's selective licence conditions say an EICR must be provided every 5 years.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

All EICR prices

Is there a Central London fee for W2?

No. The £21.60 Central London fee only applies to EC and WC postcodes, W1, SE1 and SW1. W2 pays the standard price.

In most of Westminster, yes. Selective licensing covers every ward except Pimlico South, St James's and Vincent Square until 23 November 2030, and smaller shared homes need an additional HMO licence anywhere in the borough.

Landlord EICR guide

My Bayswater flat is in a listed building. Can remedial work start straight away?

It depends on the work. Much remedial work, such as replacing a consumer unit in the same place or adding RCD protection, does not alter historic fabric. New cable routes chased into old walls, or changes to original features, can need listed building consent. Remedial work is due within 28 days or sooner, so raise the listed status as soon as the report arrives and plan the work around it.

How soon can you visit Bayswater?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Does an EICR for my flat cover the communal areas?

No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
