What to expect from an EICR in Marylebone

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Census figures for Marylebone & Park Lane, the neighbourhood used for this page, show 57% of households renting from a private landlord, against 30% across London. Council tax records show homes from every period: 55% were built before 1919, 15% between the wars, 11% from 1945 to 1972 and 13% since 2000. A flat in a building from before 1919 may have been rewired once or several times, and that work may be recent or decades old. The report shows which, circuit by circuit, and codes by risk each point that falls short of the current standard.

Historic England records 167 listed buildings within 300 m of the centre of Marylebone, and 16 of them are grade II*. Crofton House, Queen's College and Hinde Street Methodist Church are among those at grade II. Harley Street, Wimpole Street, Welbeck Street and Weymouth Street all have listed buildings. A flat in one can have its EICR without consent, since the inspection is non-invasive. The question comes later, if remedial work means moving a consumer unit or running cable through original plaster, cornices or joinery. Consent for that can take time.

Two smaller groups of homes need particular care. Flats above shops or in other converted buildings make up 8% of homes, against 3% across London. In those, the flat's meter or the cable feeding it can pass through the commercial space, so access may need agreeing with the business. And 20% of homes are heated by electricity alone, against 13% across London. Storage and panel heaters are long-running loads, so the electrician checks their circuits, connections and any separate off-peak supply. Mention either situation at booking, as both add time to the visit.

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Central London fee

The £21.60 Central London fee applies to W1. It covers the congestion charge and the extra travel time, and it's shown in your price before you book.

Licensing and landlord rules in Westminster

From Westminster City Council's own pages, checked 13 October 2026.

Westminster now licenses most privately rented homes. Selective licensing has covered 15 of its 18 wards since 24 November 2025 (every ward except Pimlico South, St James's and Vincent Square), and a renewed borough-wide additional HMO scheme started on 31 August 2026.

Around Marylebone, most addresses are in West End and Marylebone wards, both inside the selective licensing area, so a home let to a single household there generally needs a licence. Ward boundaries don't follow postcodes, so check the exact address with the council.

Westminster's selective licence conditions say an EICR must be provided every 5 years.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

All EICR prices

Is there a Central London fee for W1?

Yes. W1 is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.

Do I need a licence to let a property in Westminster?

In most of Westminster, yes. Selective licensing covers every ward except Pimlico South, St James's and Vincent Square until 23 November 2030, and smaller shared homes need an additional HMO licence anywhere in the borough.

Landlord EICR guide

Does the 28-day deadline for remedial work still apply in a listed Marylebone building?

Yes. Remedial work, and any FI investigation, is due within 28 days, or sooner if the report says so, whether or not the building is listed. If the work needs listed building consent from Westminster, apply as soon as the report arrives and keep a record of the dates. Where you can, choose repairs that leave historic fabric alone, such as replacing a fitting in the same position.

How soon can you visit Marylebone?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Does an EICR for my flat cover the communal areas?

No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
