What to expect from an EICR in Mayfair
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
This page uses the census neighbourhood of Strand, St James & Mayfair, where 45% of homes have one bedroom, against 21% across London, and 28% are heated by electricity alone, against 13%. Council tax records show 24% of homes built since 2000, above London's 18%, and 12% from 1973 to 1999, alongside an older group from before 1919. So a flat here could be in a recent block, where RCD protection is usually more extensive, or in a far older building rewired at some point since. The inspection is the same in both, but the findings tend to differ.
Within 300 m of the centre of Mayfair there are 164 listed buildings. 5 are grade I, including The Royal Institution, and 15 are grade II*. Crewe House, Bourdon House and the Lansdowne Club are all grade II*. Mount Street, Hill Street, Charles Street and Berkeley Square all have listed buildings. A flat in one of them can be inspected without consent. If the report leads to remedial work, though, a new cable route or a moved consumer unit may need listed building consent, so raise it as soon as the report arrives.
Flats above shops or in other converted buildings make up 12% of homes, four times London's 3%. In a building like that, the flat's supply may start in a basement or behind the shop, and the electrician needs to reach that point. For a flat in a block, a concierge or managing agent often controls the meter room, so arrange access ahead of the visit. Communal or district heating serves 6% of homes, against 3% across London. The plant belongs to the building, but any heat unit or controls wired from your consumer unit are tested with the flat.

Licensing and landlord rules in Westminster
From Westminster City Council's own pages, checked 13 October 2026.
Westminster now licenses most privately rented homes. Selective licensing has covered 15 of its 18 wards since 24 November 2025 (every ward except Pimlico South, St James's and Vincent Square), and a renewed borough-wide additional HMO scheme started on 31 August 2026.
Around Mayfair, most addresses are in West End ward, which is inside the selective licensing area, so a home let to a single household there generally needs a licence. Ward boundaries don't follow postcodes, so check the exact address with the council.
Westminster's selective licence conditions say an EICR must be provided every 5 years.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Mayfair
How much does an EICR cost in Mayfair?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms, plus the £21.60 Central London fee that applies to W1. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Is there a Central London fee for W1?
Yes. W1 is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.
Do I need a licence to let a property in Westminster?
In most of Westminster, yes. Selective licensing covers every ward except Pimlico South, St James's and Vincent Square until 23 November 2030, and smaller shared homes need an additional HMO licence anywhere in the borough.
My Mayfair flat has storage heaters. What does the EICR check on them?
Their circuits, connections and protection. Storage heaters draw heavy current for hours, often from a separate off-peak circuit with its own meter or time switch. The electrician checks that each circuit's cable and protective device suit the load, looks for heat damage at the heater connections and outlets, and tests the off-peak circuit like any other. The heaters' internal parts are not serviced as part of an EICR.
How soon can you visit Mayfair?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
