What to expect from an EICR in Liverpool Street

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

Liverpool Street is covered by the census figures for the City of London, reported as one area of 4,914 households. 48% of them rent from a private landlord, against 30% across London, the largest tenure group there. Council tax records date 40% of homes to 1945 to 1972 and 27% to 2000 or later. A flat in the first group may have been rewired in stages, or may still have some original wiring, so the EICR looks closely at both and at the earthing and bonding. In a newer one it confirms the protective devices and checks any later alterations.

With so many flats let privately, the timing of the visit is worth planning. A change of tenant doesn't reset the clock: a valid report carries over to the next tenancy until the date it gives for the next inspection. When that date falls near the end of a tenancy, the gap between lets is a good time to book. An empty flat gives the electrician every room and the consumer unit without working around anyone. Any remedial work can then be finished before the next tenant moves in, with the report ready to hand over.

The Church of All Hallows and the Guild Church of St Ethelburga the Virgin are grade I. They are 2 of 36 listed buildings within 300 m of Liverpool Street station. The Former Great Eastern Hotel and the Bishopsgate Institute and Library are grade II*, and Brushfield Street and Widegate Street have listed buildings too. The count covers only 300 m around Liverpool Street station, so check your own building's status before repairs are planned. EC2 also reaches into Hackney and Islington, so give the exact address. In a let flat, make sure the meter cupboard can be opened on the day.

Booking a visit in Liverpool Street

Getting in

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

Tenants

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.

Central London fee

The £21.60 Central London fee applies to EC2. It covers the congestion charge and the extra travel time, and it's shown in your price before you book.

Licensing and landlord rules in the City of London

From City of London Corporation's own pages, checked 13 October 2026.

The City of London runs no additional or selective licensing. Only larger shared homes (5 or more people from 2 or more households) need a mandatory HMO licence, and the City's HMO standards ask for the electrical installation to be tested at least every 5 years.

On the the City of London side of Liverpool Street, addresses are mostly in Bishopsgate ward. The City has no selective licensing, so a home let to a single household there doesn't need one. Part of the area is in Hackney: Hoxton East & Shoreditch ward is outside Hackney's selective licensing area. Ward boundaries don't follow postcodes, so check the exact address with the council.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Liverpool Street

How much does an EICR cost in Liverpool Street?

From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms, plus the £21.60 Central London fee that applies to EC2. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.

All EICR prices

Is there a Central London fee for EC2?

Yes. EC2 is a Central London postcode, so a £21.60 fee including VAT is added to the price. It covers the congestion charge and the extra travel time, and it's shown before you book.

Do I need a licence to let a property in the City?

Usually not. The City has no selective or additional licensing, so only larger HMOs (5 or more people from 2 or more households) need a licence. You still need a valid EICR for any rented home.

Landlord EICR guide

When do my tenants in a Liverpool Street flat need a copy of the EICR?

Existing tenants need a copy within 28 days of the inspection, and a new tenant must have one before moving in. If remedial work or an FI investigation is required, it must be done within 28 days or sooner, and you then have 28 days to send the electrician's written confirmation to the tenant and the council. Book the next EICR at least every 5 years, or sooner if the report says so.

How soon can you visit Liverpool Street?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Does an EICR for my flat cover the communal areas?

No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
