What to expect from an EICR in Brick Lane

An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.

The figures on this page come from the Spitalfields census neighbourhood, where 73% of homes are flats in purpose-built blocks and only 9% are terraced houses. Council tax records show 38% of homes built since 2000 and 23% before 1919. Those two groups need different things from an EICR. In a recent flat, the electrician checks the consumer unit and what has been changed since handover. Wiring from about 2008 usually has wide RCD protection, but a flat finished in the early 2000s may have it on the sockets only. In a building from before 1919, the work is slower: older and newer circuits sit side by side, and every join between them matters.

Listed buildings are the striking local fact. There are 73 within 300 m of Brick Lane, 5 of them grade II*, among them The Directors' House, Truman Brewery. Listed buildings also stand on Fournier Street, Princelet Street, Wilkes Street and Hanbury Street. If your flat or house is one of them, the EICR itself needs no consent, as it only inspects and tests. Remedial work is where consent can come in. Chasing new cable routes into old plaster or panelling alters historic fabric, and that kind of change can need listed building consent before it starts.

Timing is the practical issue. Remedial work has a deadline of 28 days from the inspection, or sooner if the report says so, and FI items have to be investigated in the same period. Consent can take time to arrange, so if your building is listed, raise it at the start. The electrician can then suggest remedial methods that reuse existing cable routes where possible. For a flat over a shop or in another converted building, find out beforehand who can open the way to the meter.

If parking is restricted near the property, tell us when you book and whether a visitor permit is available.

Licensing and landlord rules in Tower Hamlets

From Tower Hamlets Council's own pages, checked 13 October 2026.

Tower Hamlets licenses shared homes across the borough (additional HMO licensing, 1 April 2024 to 31 March 2029). Its selective licensing scheme for Weavers, Whitechapel and Spitalfields and Banglatown ended on 30 September 2026. The council says it is considering options for a new scheme, and licences already issued stay valid until they expire.

Around Brick Lane, most addresses are in Spitalfields & Banglatown and Whitechapel wards. Tower Hamlets Council has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.

Tower Hamlets asks for an electrical safety certificate with licence applications for flats and HMOs.

Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

All EICR prices

No. The £21.60 Central London fee only applies to EC and WC postcodes, W1, SE1 and SW1. E1 pays the standard price.

Do I need a licence to let a property in Tower Hamlets?

Only if it's shared. Smaller HMOs need an additional licence anywhere in Tower Hamlets until 31 March 2029. Selective licensing ended on 30 September 2026, so a single-household let no longer needs a new licence.

Tower Hamlets Council: check property licensingLandlord EICR guide

My flat is in a listed building on Fournier Street. Does the EICR need listed building consent?

Not for the inspection. An EICR only inspects and tests, so it changes nothing in the building. The question arises with remedial work: altering historic fabric, for example cutting new cable routes into walls or replacing original fittings, can need consent from the council. Like-for-like replacement of a damaged accessory raises fewer questions than a new cable route. If in doubt, ask the council before the work starts.

How soon can you visit Brick Lane?

Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.

Does an EICR for my flat cover the communal areas?

No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
