What to expect from an EICR in Whitechapel
An EICR tests the fixed wiring, consumer unit, sockets, switches and lights, and codes anything that falls short as C1, C2, C3 or FI. Here's what the local housing means for yours.
In Bethnal Green South, the census neighbourhood used for this page, 40% of homes have one bedroom, nearly double London's 21%. Council tax records spread the housing across several periods: 23% before 1919, 21% from 1973 to 1999, 20% since 2000, and the biggest share, 28%, from 1945 to 1972. Age gives a rough guide to what an EICR will focus on. In older blocks, that means the consumer unit, RCD protection and main bonding. In newer ones, it means condition, damage and later alterations. Either way, every circuit is tested.
Small, privately let flats are typical here. 42% of households rent privately, against 30% across London, and electricity is the only heating in 29% of homes, against 13%. A one-bedroom flat with electric heating has few circuits, but some carry heavy loads for hours, from heaters and water heating. Those circuits are where heat damage at terminals tends to show, so they are checked closely. If the flat has storage heaters, their off-peak circuit is tested too. A flat with electric heating may still have a gas pipe entering it, and if so its bonding is checked.
Within 300 m of Whitechapel station there are 18 listed buildings. St Augustine with St Philip's Church is grade II*, and The London Hospital and the Statue of William Booth are grade II. Listed buildings stand on Whitechapel Road, Newark Street and Mount Terrace. If your flat is in one and the report calls for remedial work, raise it early, because changes to historic fabric can need listed building consent. For a flat above a shop, check where its meter is, since it may sit inside the shop and need the shop owner's key.

Tell us who holds the keys and whether a concierge, porter or managing agent needs notice. We need access to the flat and to its consumer unit, wherever that sits in the building.

If the home is let, give us your tenant's name and number when you book and we'll agree the time with them directly.
Parking
If parking is restricted near the property, tell us when you book and whether a visitor permit is available.
Licensing and landlord rules in Tower Hamlets
From Tower Hamlets Council's own pages, checked 13 October 2026.
Tower Hamlets licenses shared homes across the borough (additional HMO licensing, 1 April 2024 to 31 March 2029). Its selective licensing scheme for Weavers, Whitechapel and Spitalfields and Banglatown ended on 30 September 2026. The council says it is considering options for a new scheme, and licences already issued stay valid until they expire.
Around Whitechapel, most addresses are in Spitalfields & Banglatown, Stepney Green and Whitechapel wards. Tower Hamlets Council has no selective licensing, so a home let to a single household there doesn't need one. Ward boundaries don't follow postcodes, so check the exact address with the council.
Tower Hamlets asks for an electrical safety certificate with licence applications for flats and HMOs.
Wherever you let in England, the Electrical Safety Standards Regulations require an EICR at least every 5 years, or sooner if the report says so. Give a copy to existing tenants within 28 days of the inspection and to new tenants before they move in. Any remedial work or further investigation the report requires must be done within 28 days, or sooner if it says so, and written confirmation that it's finished goes to the tenant and the council within 28 days of completion.

Questions about EICRs in Whitechapel
How much does an EICR cost in Whitechapel?
From £142.80 including VAT for a studio flat to £250.80 for a house with 5 or more bedrooms. The price is fixed when you book, there's no call-out fee, and you pay when your report is ready.
Is there a Central London fee for E1?

Do I need a licence to let a property in Tower Hamlets?
Only if it's shared. Smaller HMOs need an additional licence anywhere in Tower Hamlets until 31 March 2029. Selective licensing ended on 30 September 2026, so a single-household let no longer needs a new licence.
Tower Hamlets Council: check property licensingLandlord EICR guide
My one-bedroom Whitechapel flat has only a few circuits. Is the inspection any shorter?
Usually, because there is less to test, but the checks themselves are the same. The electrician inspects the consumer unit, tests every circuit, and checks the earthing and main bonding. Electric heating and water heating need close attention even in a small flat, because they carry heavy loads for long periods. Make sure the consumer unit and meter can both be reached, especially if the meter is in a locked cupboard.
How soon can you visit Whitechapel?
Online booking shows days up to 2 weeks ahead. Standard arrival windows are 9am to 12pm or 12pm to 4pm, Monday to Friday; after 4pm and weekends are on request and may carry an additional charge. Pick the day that suits you or your tenant and we'll confirm the time. If you're up against a tenancy deadline, call 0203 811 8331.
Does an EICR for my flat cover the communal areas?
No. Your EICR covers the installation that serves your flat, from its consumer unit to its sockets, lights and fixed appliances. Hallway lighting, door entry and other communal circuits belong to the freeholder or managing agent, who arranges their own inspection.
