How much does an EICR cost in London?

A lower quote is only comparable when the installation, testing and report scope match. Repairs and further investigation are separate decisions once the findings are known.

An EICR is an Electrical Installation Condition Report, often called an electrical safety certificate. It records the condition of the existing fixed installation within the agreed scope. The residential prices on this page are for that inspection, testing and report.

An Electrical Installation Certificate (EIC) documents new installation work or relevant alterations. PAT testing records concern appliances. These are different services, so an electrical certificate price is only useful once you know which work and paperwork are needed.

• Inspection and testing of every circuit, the consumer unit (fuse board) and accessible sockets, switches and fittings, by a qualified electrician.
• Your full EICR (PDF) on the current IET model forms, emailed to you, and to your agent if you ask.
• Plain-English notes on any C1, C2, C3 or FI observations, so you know what is urgent and what is not.
• A quote for the agreed repair work, so you are never left guessing. Using us for repairs is always optional.
• The price you see includes VAT at 20%. There is no call-out fee.

Property size. More bedrooms usually means more circuits to test. That is why our prices are banded by bedrooms, from a studio flat to a five-bedroom house.

Flat or house. Houses tend to have more floors, outbuildings and outside circuits, so they take longer than a flat with the same number of bedrooms.

More than one fuse board. Each extra consumer unit adds circuits to test. Tell us when you book and we will confirm the price before the visit, so there is no surprise on the day.

Central London. Congestion charging and slower journeys add £21.60 for EC, WC, W1 and SE1 postcodes and parts of SW1. The calculator tells you straight away if it applies to your postcode.

Parking. Parking charges may be added where suitable parking is not available. If you have a permit, a visitor bay or a driveway, tell us when you book.

Commercial premises. Shops, offices, restaurants and HMOs with landlord supplies are priced by circuits and boards, so they get a tailored quotation rather than a bedroom price.

London providers advertise different starting prices, and the headline alone does not show whether the scope is the same. Compare the total for your actual property before booking. Check four things:

• Is VAT included in the price you were shown?
• Is there an extra charge for a second fuse board, for Central London or for parking?
• Is the inspection done by a qualified electrician, and does someone check the report before you get it?
• How quickly will you get the report, and who explains it if something fails?

Our published residential prices include VAT. Tell us about extra boards, access and parking so any additional charge can be agreed before confirmation. A qualified, vetted electrician carries out the inspection, and our office helps with the report and next steps. The report is usually ready within 24 hours of completing the inspection; routine delivery follows cleared payment, as explained in the booking terms.

An unsatisfactory EICR does not automatically mean a rewire. The work may concern a socket, bonding, a light fitting, a protective device or a larger part of the installation. The recorded findings and any further investigation determine the repair scope.

As a guide, small repairs start from £150 + VAT (£180 inc VAT) and a full consumer unit replacement starts from £975 + VAT (£1,170 inc VAT). Commercial remedial work is quoted per site.

After reviewing the report, we give you one quote for the agreed repair scope. Choose the required work or include recommended improvements. Send your report through our remedial work page and you do not need another inspection just to get a quote.

GOV.UK guidance says councils may impose a financial penalty of up to £40,000 for breaches of specified electrical-safety duties. A penalty is not automatic. The duties, notice and circumstances matter, and there are rights to make representations and appeal. Keep the inspection price separate from possible enforcement and repair costs.

A shop, office, warehouse or restaurant is priced on its boards, circuits and the times when testing can happen, so it needs a quotation rather than a bedroom price. Shared HMO supplies and mixed-use buildings are scoped the same way.
